Buyer representation involves professional fees or compensation, which are disclosed and explained upfront so you understand how representation works in today’s market. We’ll walk through the structure clearly so you can make informed decisions with no confusion or surprises.

How long does the home buying process usually take?

Every buyer’s situation is different. Timeline depends on financing readiness, market conditions, and how clear you are on your needs.
A common framework looks like this:

  • Initial consultation and lender preparation

  • Home search based on your priorities

  • Contract to closing, typically 30–45 days

The strategy adjusts based on your goals, urgency, and comfort level.

If I can search homes online, what value does professional representation add?

Probably not. Paragraph 7A of the One to Four Family Residential Contract (Resale) (TREC 20-19, TXR 1601) states that the seller must permit the buyer and its agents access to the property at reasonable times. It goes on to allow buyers to make inspections using an inspector licensed by TREC or otherwise permitted by law to inspect the property. It does not, however, require that buyers deposit earnest money or option fee before being allowed to access or inspect. These are rights buyer has as soon as the contract is executed on the Effective Date whereas the contract requires buyer to deposit earnest money and option fee within 3 days of the Effective Date.
