Summer is winding down here in Katy, and the calendar is still full of good things to do before the school routines return. I pulled together a friendly guide to the fun ahead this August so you can plan a few outings with the people you love. And because so many of you like to keep an eye on our local housing market, I tucked a simple Katy market update near the end, plus a few national headlines worth knowing. Let us dive in.



AUGUST FUN AROUND KATY



Back to School Bash. Kick off the new school year at the Back to School Bash at Central Green Park at LaCenterra on Saturday, August 1, starting at 7 in the evening. Enjoy live music from RPM and The Bandits, a performance by Intempo Dance, a scavenger hunt, and plenty of prizes and giveaways for the whole family. Our Katy market has settled into a more balanced and comfortable rhythm this summer. Homes across Katy have recently been listed for a median price right around $390,000 to $399,000, holding fairly steady with just a little summer softening. Inventory has grown a lot compared with the rushed years we saw a while back. Active listings are up sharply, so buyers finally have more choices, and across the wider Katy Southwest area we are now near four months of supply, which is close to what we consider a balanced market. Homes are taking a median of about 38 days to sell in the Katy Southwest area, a steady and healthy pace. Mortgage rates have also held fairly steady, with the average 30 year fixed rate right around 6.66 percent as of late July. Even small changes in affordability like this help more families feel confident about making a move. So what does this mean for you? If you are thinking about buying, you f

inally have room to breathe, with more choices, more time to decide, and more room to negotiate than buyers had a few years ago. If you are thinking about selling, homes that are priced right and show well are still drawing strong interest, so preparation and presentation matter more than ever. And if you are simply staying put and enjoying your home, it is always reassuring to know that Katy remains one of the most desirable and steady places to live in the Houston area.


NATIONAL REAL ESTATE NEWS

Here are a few national headlines worth knowing. These are national numbers, not Katy specific, so think of them as the bigger backdrop behind our local market.

The Fed held rates steady. At its July 2026 meeting, the Federal Reserve voted 9 to 3 to keep its benchmark interest rate unchanged. Three regional Fed presidents pushed for a small quarter point increase to fight inflation, but the majority chose to wait. A day later, the June inflation report showed core PCE, the measure the Fed watches most closely, up 3.3 percent from a year earlier, still well above the Fed goal of 2 percent. Home prices flatlining

In May, Case-Shiller's (seasonally-adjusted) national home price index declined a very modest 0.05% month-over-month. But that marked the 3rd-straight month of declines. On an annual basis, home prices are up just 1.1% year-over-year, with the strongest price growth in Chicago (+6.9% YoY), and the weakest in Las Vegas (-1.9% YoY). [Source: Cotality]

Mortgage rates rise again

The bond market is more worried about inflation than the Fed is, with US treasury yields (and mortgage rates) rising due to concerns about inflation. (Essentially believing that the Fed will still need to raise rates this year.) Freddie Mac's weekly PMMS survey of lenders recorded the highest average 30-year mortgage rate since Aug 2025.
