PAWS Therapy dogs will be visiting Cinco Ranch Branch Library to calmly listen as children practice reading with a selection of books. Each child will have 10–15 minutes to sit with the dogs and their owners, reading aloud at their own pace. Space is limited and online registration is not needed. A few things worth knowing in this kind of market:
Do not be afraid to make an offer below list price. Most homes in Katy are closing under asking, so a fair lower offer is normal right now.
Get your loan preapproval ready before you shop. Homes are still moving fast, with a median of only 25 days to go pending, so being ready gives you the edge.
If you are selling, price it right from day one. Overpriced homes are sitting longer now that listings have increased and the market is more balanced.
Watch the new communities. Fresh inventory can mean better incentives from builders.
REAL ESTATE NEWS The Houston Business Journal first reported that construction is underway. According to Pelican Builders, work began in early July on the 24-acre gated neighborhood along Kingsland Boulevard overlooking the development's 90-acre lake. Plans call for between 180 and 186 detached, two- and three-story homes ranging from about 2,500 to 3,600 square feet. The developer said the first residents are expected to move into the community during the first quarter of 2027.
Pelican Builders, Partners In Building, Highland Homes and Autograph Homes will each build an equal number of homes in the neighborhood.
"When you have four quality building companies in the first section, I think that'll really be meaningful and that there'll be a lot of building activity quickly out there," Pelican Builders President Derek Darnell told the Houston Business Journal.
Located just south of Interstate 10 behind Katy Mills, the neighborhood will offer convenient access to the Katy Freeway and the Grand Parkway (Highway 99). It will be the first detached single-family residential component of the Boardwalk development. Two large apartment communities have already been built near the lake.

Rates higher than last year
2026 started so promising. In late February, average 30-yr mortgage rates were briefly below 7%. Then the US/Iran war started, and oil prices spiked, pulling overall inflation (and mortgage rates) higher. Despite this, the Fed voted last week to keep the Federal Funds Rate steady. But if the war continues and inflation remains elevated, the Fed's next move could be a rate HIKE. [Source: Freddie Mac PMMS]
One more thing for buyers to know: a recent SmartAsset study reported by CultureMap Houston found that Katy home prices dipped about 3.44 percent over the past year, one of the larger cooldowns in the country. Good news if you are shopping.
