Your Katy Summer Guide: Family Fun for July and August (Plus a Quick Market Update)

Summer in Katy is in full swing, and I do not know about you, but this is my favorite time of year to be part of this community. The evenings are warm, the calendar is packed, and there is something happening almost every weekend for families, grandparents, little ones, and everyone in between. I pulled together a friendly guide to the fun ahead in July and August so you can plan a few outings with the people you love. And because so many of you like to keep an eye on what our local housing market is doing, I tucked a quick and simple Katy market update near the end too.
JULY FUN AROUND KATY
Frosty Fridays. Every Friday in July, the City of Katy hosts free frozen treats and family activities from 10:00 AM to 11:30 AM, rotating through parks around town such as VFW Park, Woodland Park, the Katy Dog Park, and Katy City Park. Each week brings something new, from drone demonstrations to games and archery. It is a wonderful way to beat the heat with the kids, and the frozen treats are free while supplies last. Central Green Park at LaCenterra at Cinco Ranch keeps the summer concert series going all month. Bring a blanket and enjoy Nevels and Crew on Friday, July 17, Nervous Rex on Saturday, July 18, the NightBird Fleetwood Mac tribute on Friday, July 24, and the Texas Eagles tribute band on Friday, July 31 [Source : central green park]
Sunday Farmers Market at LaCenterra.
Every Sunday morning, local growers and makers set up at LaCenterra for fresh produce, baked goods, and artisan finds. It is a relaxed way to shop local and let the kids stretch their legs. Location La Centerra 23501 Cinco Ranch Blvd, Katy, Texas 77494

Typhoon Texas Waterpark on Katy Fort Bend Road is open for the 2026 summer season with slides, a lazy river, and a dedicated kids area. They also host Dive In Movie nights at the wave pool on select Wednesdays through early August, where you can float under the stars and watch a family favorite on the big screen. Prefer something lower key and free? Our Katy area libraries are a summer gift. Look for Totally Toddler Time at the Maud Smith Marks Branch, Family Story Time at the Cinco Ranch Branch, the LEGO Club at the Katy Branch on Monday, July 20, and Practice Reading with PAWS Therapy Dogs at the Cinco Ranch Branch on Saturday, July 25
Gentle mornings outdoors. If you enjoy a slower pace, Central Green Park offers free Yoga on the Green on Wednesday and Friday mornings and Tai Chi on the Green on Saturday mornings.
AUGUST FUN AND BACK TO SCHOOL
Back to School Bash.
Kick off the new school year at the Back to School Bash at Central Green Park at LaCenterra on Saturday, August 1. Expect live music, mascots, face painting, and vendor booths in a lively evening the whole family will enjoy.
The Peach Truck Tour.
On Sunday, August 2, the Peach Truck rolls into Katy Mills with fresh peaches and pecans available for pickup. A sweet and simple summer tradition.
End of Summer Send Off.
On Friday, August 7, the City of Katy celebrates the last stretch of summer with a community gathering at Woodland Community Park before the school bells ring again.
First day of school.
A friendly reminder for planning your mornings: Katy ISD begins the 2026 to 2027 school year on Wednesday, August 12. The last couple of weeks of summer are the perfect time for one more family outing before the routines return. [Source: Katy.ISD]

Through August you can still enjoy the Sunday Farmers Market at LaCenterra, Tai Chi and Yoga on the Green, and the Fleet Feet Katy Running Club on Tuesday evenings.
YOUR KATY MARKET SNAPSHOT
Because many of you ask me how the local market is really doing, here is the simple version in plain language.
Our Katy market has settled into a much more balanced and comfortable rhythm this summer. Homes across Katy have recently been selling for a median price right around $350,000, which is holding steady and is actually up about one percent compared to this time last year. Inventory has grown nicely compared to the frenzied years we saw a while back, and across the Greater Houston area we are now near five months of supply, which is close to what we consider a truly balanced market. Homes are taking a bit longer to sell than they did at the very peak, generally in the range of six to eight weeks across the wider area, though well prepared homes in our most popular Katy neighborhoods often move faster than that. Mortgage rates have also settled down. The thirty year fixed rate has been hovering right around six and a half percent this summer, which is lower than it was a year ago and steadier than it has been in quite some time. Even small improvements in affordability like this one are helping more families feel confident about making a move.
So what does all of this mean for you? If you are thinking about buying, you finally have room to breathe. You have more choices, more time to make a thoughtful decision, and more room to negotiate than buyers had a few years ago. If you are thinking about selling, homes that are priced right and show well are still attracting strong interest, so preparation and presentation matter more than ever. Resilient home sales
Existing home sales have been stuck at an annualized pace of roughly 4 million homes per year for the last four years. But there are signs that buyers are finally coming to terms with >6% mortgage rates. The raw (not seasonally adjusted) existing home sales figure for June 2026 was the highest it has been in 3 years. First-time buyers return
It's been a tough time for first-time buyers, with home prices skyrocketing during the pandemic, and then mortgage rates jumping as the Fed lifted short-term interest rates (to combat inflation). But lately, we've seen a rebound in the % of monthly sales going to first-time buyers. Most people still want their own place - even if affordability is stretched. [Source: Realtors Confidence Index]
